Remodeling for aging in place today will help sell your home tomorrow

Only one in 10 adults believes this is a good time to sell a home, according to Fannie Mae's September 2011 National Housing Survey. If you're on hold in the real estate market, now is the time to get your house in order - literally. Make the right changes today, and you'll get a better price tomorrow.

But before you invest in a home-improvement project, consider your potential buyers with this fact in mind: More than 3.5 million baby boomers turn 55 each year, according to the 2010 U.S. Census. Since people aged 45 to 64 make up more than a quarter of today's U.S. population, there's a good chance you'll be selling to someone in this age group. Will your home appeal to them?

Your chances will be better if your home has "aging in place" design features that make it easier for older adults to live on their own longer. These modifications are the fastest-growing segment of the home remodeling industry, says the National Association of Home Builders. Because they range from simple fixes to full-scale renovations, making aging-in-place changes can suit any budget.

Best of all, this type of project not only improves a home's resale value for the future, it also increases its safety and comfort for all residents right now.

Add a bath where none exists

Adding a bathroom on the main living level is a smart strategy to appeal to older adults, says national home safety expert Meri-K Appy. "Falls are the leading cause of home injury deaths, and older adults are at greatest risk for them," she says.andnbsp; "Eliminating the need to use stairs and reducing the distance to a bathroom can be a great safety advantage."

A new bath is also a sound investment. This one improvement was shown to return more than 53 percent of its cost at resale in the 2010-2011 Remodeling Magazine Cost vs. Value Report.

A macerating toilet system is a good way to lower the cost of adding a bath, says Otis Dardy, owner of Dardy Construction in Conyers, Ga. Dardy recently used macerating, or up flush, technology to install a full bathroom in a home that lacked below-floor plumbing drainage. With conventional plumbing fixtures, Dardy would have had to dig through the concrete, creating a costly and time-consuming mess. Instead, he used Saniflo up flush technology, which allows you to add plumbing to any room in your home, even the basement, without having to break up the floor.

Macerating plumbing systems pump waste and water from a toilet - as well as a sink, shower, wet bar, even a washing machine - upward through small diameter piping.

Before Dardy knew about macerating plumbing systems, many of his customers who wanted a bathroom couldn't afford the cost of creating new drainage. "I can save them a ton of money now," he says. "It will also work if you want to convert a walk-in closet into a powder room."

Looking for more ways to update a bathroom with aging adults in mind? Put a telephone line in the bathroom. You may also want to install grab bars in and near tubs and showers while adding a hand-held showerhead. It not only makes bathing easier, but it also helps when it's time to wash a pet or clean the tub. Use low, open shelving, and place nightlights in hallways and bathrooms to improve illumination and reduce falls.

Universal improvements

If you're doing a kitchen remodel, consider using nonslip flooring. Some designers recommend cork tiles, which have the added advantage of being environmentally friendly.

To make your kitchen workspace more user-friendly, vary the height of your countertop areas to accommodate both standing and seated cooks, and don't forget to install bright task lighting. Always choose appliances with controls that are easy to read and easy to use.

Push/pull levers are a must for kitchen faucets, and installing thermostatic and anti-scald devices can reduce hot-water burn injuries.

If you're replacing windows, make sure the hardware is easy to operate. Installing a new entry door? Choose a low-maintenance alternative to wood. All stairways inside and out should have two handrails and bright overhead lighting.

Less-expensive improvements include replacing doorknobs with handles that are easier to open and putting D-shaped pulls on drawers and cabinets. Replace any dim bulbs with bright overhead lighting.

Just the right size: How to shop online

Just%20the%20right%20size%3A%20How%20to%20shop%20online Shopping online for clothes has many benefits. There is the convenience of shopping from the comfort of your home when you don't have time to drive to a store and browse the racks. It is also great for researching the best price for an item you already know you want, especially for wardrobe staples like a white button-down blouse or a pair of skinny jeans. There is also the thrill of finding a package with your name on it waiting at your doorstep.andnbsp;
Still, the concern that stops many people from pushing their virtual shopping basket to check out is sizing. To learn how to order just the right size when shopping online for clothes, follow this advice from fashion school pros in Los Angeles and San Francisco.
Measure yourself
"It may seem simple, but invest in a measuring tape," says Claude Brown, academic director of the Fashion Design and the Fashion Marketing and Management programs at The Art Institute of California - Los Angeles. "It costs less than five bucks, and will make all the difference when finding your right size online."
Sizing can vary widely from brand to brand notes Brown, who also designs his own collection of dresses and sportswear. So if you are trying a new and unfamiliar brand, a key first step is to measure your waist, hips, bust and inseam.
Retailer sites will often have measuring guides that describe where and how to measure. Two measuring tips from Geetika Gupta, an instructor at The Art Institute of California - San Francisco who teaches courses in both fashion design and fashion marketing, is to always measure over undergarments and allow the tape to roughly skim the body, not sag or cut in.
Read charts and descriptions
Gupta, who runs her own fashion design and wholesaling business, also advises to take a close look at the size charts of the brand you are browsing. "With your measurements in hand you can figure out where you generally fit into a brand's size ranges. Then what you want to do is read the garment description and look for keywords based on fit." she says. Indicator words such as "high-waisted" or "boy fit" can help you decide if an item might be the right shape or style for your body, and better align with your fit preferences, which are very personal.
Brown also cautions that you can't just rely on photos either. One of the reasons clothes can look perfect on the models is because sometimes a garment is clipped, pinned or taped to the body to look just so.
Look for low-cost shipping
Online shopping features like a live chat, virtual shopping assistants and runway videos are occasionally available, but with your measurements and new-found product knowledge, can be less applicable. Some retailer websites offer to adjust the inseam before they ship your order, which can be worthwhile, says Gupta. "However, beware the quality from mass customization websites where you enter your measurements to receive customized pieces of clothing," she warns.andnbsp;
"In general, dresses, skirts and blouses can be easier to assess size and fit," Gupta says. "I also look for sites with free or low-cost return shipping and like to order two sizes of the same item so I can try both on." She does this until she is familiar with a brand and how it fits her.andnbsp;

Signs that termites might be invading your house

Signs%20that%20termitesTermites live to eat. Their hunger causes $5 billion worth of damage each year in the U.S., damage most homeowner's insurance doesn't cover. In fact, a colony can devour a foot of 2-by-4 wood in only six months. And since termites are masters at going undetected, they can destroy entire support beams before you discover their presence. That's why it's so important to know what to look for.
The warning signs of termites
Most termite species like to stay underground and within walls, where it's dark and damp. Here are some signs to look for:
* Mud tubes - The easiest sign to detect. These pencil-width paths lead from a nest directly into your home and make it easy for termites to avoid sunlight. Check the surrounding land, any crawl spaces and your basement.andnbsp;
* Swarms - Reproductive termites grow wings and fly during spring and fall. Check for this type of termite and the wings they shed.
* Piles - Drywood termites leave sawdust-like piles around windowsills and cracks in woodwork or beams. You might also see what looks like collections of dirt at the base of walls and in corners.andnbsp;
* Weakened wood - Long, thin cracks and sagging can be signs that wood has been hollowed out by termites. (Holes in wood are not commonly caused by termites, and may be a sign of beetles or carpenter ants.)
What a termite control professional can do for you
Termite professionals have years of experience and expertise when it comes to using the right treatment method for your unique situation. Different techniques are required based on the location of termite activity, the type of foundation you have and even the number of porches and patios. And just because the obvious signs of an infestation aren't there, such as mud tunnels or splitting wood, it doesn't mean that termites aren't. There are a number of professional termite control products on the market today, including DuPont Altriset. It works by paralyzing the mouths of termites within hours of exposure, stopping further damage immediately.andnbsp;
Signs%20that%20termitesYour risk and how to reduce it
Risk level varies, largely depending on where you live. However, there are common measures that will make your home less appetizing to termites.
* Termites like moisture - Eliminate water in gutters and puddles or any other areas where water might gather on or near your home. Repair any plumbing or drainage problems. Laying down plastic barriers in crawl spaces, basements and attics will help keep them dry.
* Don't provide termites with extra food - Remove lumber or freestanding wood from the base of your home. Don't plant trees too close and clip away any vegetation, such as shrubs, that might be touching the foundation or walls.
* Damp spots and cracks are an open invitation - Check outdoor faucets and gutters for leaks and ventilate humid crawl spaces. Repair cracks and holes in the foundation with caulk, closing off termite entry.andnbsp;
* Don't take any chances - Have your home inspected each year by a professional. It doesn't take long and can mean early detection - saving you time and money.
A smart way to protect your investment
By mimicking a substance found in certain tree bark, DuPont Altriset paralyzes the mouths of termites to stop them from feeding within hours of exposure. It also clings to their bodies undetected and enhances social behavior so that it is spread quickly throughout the colony. Your home is termite-free within three months and protected for years to come. To learn more about how Altriset works and how it can help protect your home, visit Altriset.com. Knowledge is power, especially when it comes to termites.

Enhance your wedding with memorable aromas

Enhance%20your%20wedding%20with%20aromasWeddings are a feast for the senses. Anyone who's been part of planning a wedding knows that every detail of the sights, sounds and tastes of the event are given attention. But what about the aromas? You can make your special day even more memorable by using the clean, natural scents of pure essential oils to create the perfect atmosphere for your celebration.
The ceremony. The fragrance we inhale during any important event often becomes inextricably linked with our memories of that event. In fact, the scents that your guests encounter when they first enter the wedding venue are no less important than the decorations they see. So pick a scent that you want the wedding to be remembered by. Take cues from the style of your gown, the time of year and the setting. Here are some examples of how you might match essential oils to your event:
* Elegant little white dress during the warm season (especially outdoors) is the perfect stage for fresh aromas such as citrus (bergamot, sweet orange, grapefruit) and orange flower (neroli).
* Traditional lace dress with tulle and train in a church setting trends toward timeless rose and jasmine underpinned with the balsamic, resinous scents of frankincense and sandalwood.
* Bold color dress choice in an autumn or wintertime setting equals luscious aromas of spice and fruit, coriander, cardamom, tangerine and Mandarin orange.
The reception. You'll want to stay very low key here. Since aroma and taste are so intricately intertwined, you don't want to introduce outside aromas that might clash with the flavors and aromas produced by any food you're serving. There may be opportunities for subtle citrus or spice scents - perhaps at an isolated drink or snack table - but for the most part, let the aromas of the food prevail.
The dance. When the tables are cleared, and it's time to kick up your heels, reinforce the change by introducing a distinct party aroma. Take a cue from the kind of music you're offering:
* String quartet and elegant classical music: sophisticated cedarwood, balsamic myrrh, and earthy vetiver, sweetened with a generous dose of sweet orange.
* Lively dance band: tangy-sweet lime, bergamot, sweet orange, and spicy, candy-like fennel, anise and coriander seed.
* DJ spinning contemporary tunes: invigorating peppermint, spearmint, and uplifting citrus (lemon, sweet orange).
Diffusion is the key to designing an aromatic ambience at your wedding. This can be accomplished using a variety of apparatus that feature a fan and/or heat to propel the evaporation of the essential plant oils into the air. Simply place the oils in the device according to the instructions and add more as needed. Visit www.auracacia.com for more tips on using essential oils as well as a wide selection of plug in diffusers, vaporizers, candle lamps and essential oils.
By considering aroma - along with color, sound and flavor - during the planning stages of your celebration, you can create a complete and memorable impression on your big day.

Five reasons why buying a home is still a good idea

%20buying%20a%20home%20is%20still%20a%20good%20ideaA still murky economy and uncertain real estate market may have you wondering if buying a home is a good idea. Whether you're thinking about buying, or already have and just need some affirmation, you may find it comforting to know there are still plenty of good reasons for financially stable people to buy a house. Here are a few:
* Homeownership can help make good credit even better. If your credit is in poor shape, you'll want to monitor it before seeking a mortgage. But if you have good credit, live within your means, and consistently make good financial decisions, a mortgage can be the kind of "good debt" that helps your overall financial health. Making regular payments on a mortgage shows potential lenders that you're a less risky candidate for a home loan. Before you begin home shopping, it's a good idea to check your credit. Enrolling in a product like freecreditscore.com can help you better understand and leverage your credit.
* A mortgage can function like an automatic savings plan. By now, you've read the news reports about how little we Americans save these days. Well, every year you pay on your fixed-rate mortgage, is a year of building equity, and equity is like money in the bank. When it's time to sell - whether you've stayed in your home seven years or the full 30 year term - you'll have created equity and should be able to sell your house for more than you owe.
* Homeownership comes with plenty of financial perks, including an income tax credit for property taxes you pay on your home. For detailed information on tax breaks check out IRS.gov. Buying a home also affords you the opportunity to halt your housing costs. Rent will always go up from year to year, but if you have a fixed-rate mortgage (avoid adjustable rates) your biggest annual expense - housing costs - will be locked-in.
* Mortgage interest is a good deal when stacked up against other types of interest that don't do much for you - such as high credit card interest rates or low rates on savings accounts and CDs. Mortgage rates are low right now, meaning you can pay less over the life of a loan than at practically any other time in recent history. Plus, it's the only kind of interest that you can deduct from your taxes.
* Prices are still relatively low and inventory is high. It's been a buyer's market for a long time, but that's going to change. The question is: when will the market start to improve in your area, taking home prices with it? You'll have to do some legwork and astute research to determine when is the best time for you to buy.
If you monitor your credit and are on a sound financial footing, buying a home can still be a good idea. And now is as good a time as any to make your purchase.

Easy exterior projects that add lasting beauty to your home

Easy%20exterior%20projects%20that%20add%20lasting%20beauty%20to%20your%20homeIn the current economy, homeowners want to improve their home's exterior while saving time, labor and money. You can enhance your lifestyle by choosing options that extend product performance and add beauty and enjoyment to outdoor living.andnbsp;
The easy patio fix that's eco-friendly
Adding pavers to any outdoor area can transform cracked slabs or troubled grass areas into virtually instantaneous living space. But most do-it-yourselfers shy away from working with heavy concrete or brick. Andy Vander Woude of AZEK VAST Pavers says you can install a new patio, walkway or driveway with new pavers that install three times faster on a unique grid system over a traditional sub-base. At less than half the weight of concrete, they contain up to 95 percent recycled scrap tires and plastics. "There is no need for wet saws or heavy equipment," Vander Woude said. "You can also resurface an old patio, deck or flat roof without the sub-base preparation - just assemble the grid and lay the pavers in like a big puzzle." He added, "It's a way to create instant living space that respects the planet."andnbsp;
Add curb appeal for lasting first impressionsandnbsp;
Easy%20exterior%20projects%20that%20add%20lasting%20beauty%20to%20your%20homeYou can increase curb appeal with stylish and functional, quality amenities that dress up an entryway, yard, patio, porch or deck. According to the experts at Walpole Woodworkers, known for outdoor furnishings handcrafted in Maine since 1933, consider classic accents such as lantern and mailbox posts, pergolas, arbors, window boxes, deck planters and birdhouses handcrafted from new advanced materials, with long-lasting benefits and low-maintenance. Walpole offers these and many other products handcrafted in modern cellular PVC. This advanced material looks just like natural wood, but won't rot, split, or warp and will maintain its good looks for years, virtually maintenance free. Light up the night
Easy%20exterior%20projects%20that%20add%20lasting%20beauty%20to%20your%20homeWith the emergence of inspired outdoor living spaces and new trends in materials, it only makes sense that homeowners search for a way to enjoy their deck parties well into the night. Deck rail lighting has become extremely popular, with LEDs the preferred way to create ambient lighting. Michael Gori, Director of Product Management at AZEK Building Products, makers of AZEK Deck, said lighted post caps and light strips concealed under the hand rail are in high demand. "The lighted post caps add an elegant touch, while the hand rail lighting casts a downward glow, reducing hot spots and attraction to insects," he said. "The combination of the two light sources adds a dramatic effect for nighttime entertaining." Gori adds, "With warm, ambient lighting, there's no longer a need to head indoors when the sun goes down."
Know when to paint caulkandnbsp;
Easy%20exterior%20projects%20that%20add%20lasting%20beauty%20to%20your%20homeDid you ever poke your finger at a caulk bead to see if it's dry and ruin your nice work? "Caulk needs to dry for about one to two hours, before it can be painted-whether you're working indoors or out," says Jason Ringling, marketing director at Red Devil, a company with a 140-year old history in the industry. "Painting too soon can cause sagging and cracking and then the entire job has to be re-done." He says that there is a new technology called ColorCure sealant that turns from pink to white when it's ready to paint, so there's no guesswork. And if the job gets interrupted, you know exactly where you left off. "Formulations are getting smarter to help you work more efficiently," he adds.
When fixing up or adding beautifying elements to your home exterior, be sure to investigate all the options--from new formulations in caulks and sealants to alternatives to traditional materials that offer easy installation and better performance over time.

Renewing your commitment to fitness? September is the new January

Renewing%20your%20commitment%20to%20fitness%3F%20September%20is%20the%20new%20January No matter how long it's been since you set foot in a classroom, September can still bring a sense of starting over, which makes it the perfect time of year to take stock of where you are and where you want to be with your general health and level of fitness. You can go "back to school" by enrolling in an exercise class or get a new "teacher" by hiring a personal trainer.
"There is a sense of new beginnings on all fronts when school starts," says Jenna Murphy, a 42-year-old mom from Maple Grove, Minn. "This fall I want to improve my flexibility through yoga. I also plan on trying ballet bar fitness as well as kettle bells."
While January is the traditional time when many people consider starting healthy habits, they don't always see those changes through to the end of the year. "The new year creates more emotion and motivation to start change," explains Jason Stella, a master personal trainer at Life Time Fitness, The Healthy Way of Life Company. "The problem with this motivation is that once the media hype and emotional high is gone, so is the belief in achieving the goal."
Even if you have a good start in January and keep your resolve through the summer, come fall - with its endless procession of holidays - even the most dedicated can stop making fitness a priority.
Instead of thinking, "I'll start over in January," use these three Rs to make September a time to renew your fitness goals.
Reassess: Consider what you have accomplished so far and what new action you need to take to stay on course with your goals. In addition, evaluate your schedule. How can you fit fitness in with activities and obligations that start in the fall while staying motivated with fewer daylight hours? Fitness centers often create new schedules this time of year. Learn something new by way of a new exercise class or sport, or find a nutrition or health education seminar to attend.
Reconnect: Find ways to re-establish that emotional high toward your goals and keep the momentum going. One way to do this is to sign up for an event that will complement your health and fitness goals, or help you achieve them. "An event can be a 10K, a triathlon, half-marathon or more extreme events like the Warrior Dash, Spartan Race or Alpha Showdown," Stella says. "This keeps motivation high throughout the year and helps people stay on track with the kind of lifestyle behaviors that lead to achieving their desired goals." Accomplishing these events also leads to more confidence, he adds, which perpetuates the goal-setting, goal-achieving cycle.
Reassert: Change your mindset from making a resolution to making a commitment. "A personal commitment is much more powerful than a resolution, which is often thrust upon us by outside expectations," Stella says. A resolution is deciding to do or not do something; a commitment is a promise or obligation. "Think about the personal responsibility between the two. When people 'promise' or make an 'obligation' it puts their credibility on the line, and maintaining one's credibility has a huge impact on motivation."
Murphy, who is a member of the Life Time Fitness in Maple Grove, Minn., says she is no longer in school, but having a personal trainer provides a great education. "Four years ago, having never done anything athletic my whole life, the best decision I have ever made was to work with a personal trainer from the start. She is always introducing me to new workouts and showing me I can do things I never thought I could. That's very empowering and affirming to me."

Selling or staying put, 'daylighting' improvements pay off for homeowners

If your home will be on the market this spring, you're probably looking for every possible edge that will make it stand out to potential buyers. But even if you're staying put, you still want to make your home as attractive and valuable as your budget will allow.

"Daylighting" improvements that boost your home's brightness and energy efficiency offer substantial return on investment for both home sellers and those who will be staying in their homes for the foreseeable future.

Bringing the daylighting concept home

Industrial and office designers have long used daylighting - the concept of illuminating interior spaces with natural light from above - to improve energy efficiency, healthfulness and functionality of rooms. The slower housing market and sluggish economy have raised homeowner interest in the concept.

"Daylighting improvements not only elevate a home's visual appeal for potential buyers, they can enhance homeowners' enjoyment of their living space, and reduce energy costs," says Ross Vandermark, national product manager with skylight manufacturer VELUX America.

Homeowners who want to apply the principles of daylighting to their home have many options: They can add windows or roof windows or install any number of types of traditional skylights or Sun Tunnel tubular skylights.

The easiest daylighting upgrade

While adding a window in the wall of your home may raise practical and design issues, adding a roof window or skylight can be much easier. Roofs are, for the most part, a blank slate, allowing you to install skylights wherever they are needed most. And daylighting from above doesn't just add functionality; it offers room-changing drama and decorating flair.

Roof windows are hinged, venting units designed to be installed in easily accessible areas, such as the angled walls in attic bonus rooms, and are operated by hand. A double-sash roof window is available that opens from both bottom and top to form a balcony on your roof. These units are often used in place of, or to replace, dormers.

Skylights are usually positioned higher on the ceiling, out of reach. Venting models can be opened or closed manually with a control rod or by remote control.

Skylights are popular with daylighting designers for several reasons. First, they easily fulfill the primary goal of daylighting by admitting more natural light into a room than similar sized vertical windows - thereby reducing the need for energy to power artificial lights. But they also work to enhance the healthfulness of a home.

If you opt to install a manual or electric venting skylight, it can be a natural, low-energy way to vent humidity, fumes and stale air from your home. Electric venting models open and close by remote control and have rain sensors to close them automatically.

Energy efficiency, high-tech and decorating in one package

Another important similarity among windows, roof windows and skylights is in the glazing, or how the glass is manufactured. Since the units are mounted facing directly at the sun, skylight glazing technology has to be among the best in the industry. Quality Energy Star-qualified units feature double-pane, gas-filled construction to control heat gain or loss, and filter the sun's fade-causing rays.

Independent research done in Denmark shows that skylights admit 30 percent more light than vertical windows in dormers, and provide the drama of a sky view that can't be achieved with vertical windows.

In addition to high-tech features such as remote control and automatic rain sensors, skylight blinds are available in a varied palette of colors and patterns. Homeowners can utilize blinds as another decorating option while achieving as much as a 37 percent increase in energy efficiency, according to VELUX America.

They recommend closing the blinds on high heat/sun days in the summer to reduce potential solar heat gain and, on cold winter nights, to provide an extra layer of thermal insulation to keep warm air indoors.

Skylights also address important health considerations. One in five Americans suffers varying degrees of Seasonal Affective Disorder (SAD), a condition in which the symptoms can include depression and fatigue due to lack of sufficient daylight. Skylights can help by admitting abundant daylight while visually expanding rooms in any style or size home.

Modern, low-profile skylights are unobtrusive and as dependable as vertical windows. Information about units with a 10-year, no-leak installation warranty, plus an installer locator, is available at veluxusa.com. There's also a free mobile phone app available to help homeowners see how skylights and blinds would look in rooms in their own homes. The Velux Skylight Planner App is available for iPhones, iPods, iPads and Android phones.

While it is exciting, home buying can be overwhelming and complicated if you don't have a general knowledge of the process.andnbsp;
Equipping yourself with the right tools will allow you to navigate the complexities of the home-buying process. Here are five helpful steps to follow on your way to homeownership.
Step 1: Learn the home-buying ABCs: Build your homeownership knowledge by participating in a first-time homebuyer class at a local non-profit agency in your community to answer any questions you may have. Staying well-informed will help you feel confident and in control of this major financial decision and nip any initial questions in the bud.
Step 2: Get out your calculator: Owning a home requires a large investment of time, energy and money, so make sure you are careful when making the decision to buy. If you're like 43 percent of survey respondents, staying within budget is the top consideration. It is important to determine how much you can afford - you don't want to fall in love with a house out of your reach. When applying for a mortgage, the bank will assess your debt to income ratio. By looking at your income and current monthly debts, you can determine your ideal monthly payment. From there, you'll be able to narrow the focus of your house search to homes in your price range. Be sure to include down payments and other upfront costs in your calculations.
A few free, helpful online tools can help you determine just how much you could potentially afford. For example, visit TDBank.com and check out its mortgage calculator.
Step 3: Shop wisely: Condo? Single-family home? A fixer-upper or new construction? Once you know how much you can afford, determining your housing needs - and selecting a qualified real estate professional - before you start looking, will help make finding your perfect home much less time-consuming. In addition to being able to answer any questions that come up during the process, a real estate professional will work on your behalf to pre-screen houses and guide you through negotiations.
Step 4: Pick your perfect match: According to the survey, acquiring a mortgage and making a down payment is the most preferred method of payment for those who intend to own a home. With the variety of mortgage products that exists today, it's essential you choose the right one for your needs. How long do you plan on living in this house? Do you plan on making improvements to the home? Answering these types of questions will help you hone in on your financial strategy. Finding the right mortgage is about more than a rate and terms - it's about finding the right financial partner. Don't get led down the wrong path by choosing a bank that doesn't provide flexible options. Look for a bank that offers a hassle-free mortgage guarantee to ensure your first home purchase is as smooth and worry-free as possible.
"As a portfolio lender, we are able to set our own lending guidelines and interest rates," says Michael Copley, executive vice president for retail lending at TD Bank. "This allows us to provide our customers with the most adjustable and affordable financing options to suit their borrowing needs."
Step 5: Sign on the dotted line: Once your home has been inspected, your contingencies have been met and your mortgage has been approved, it's time to close the deal. In most cases, a closing officer and your attorney will be present during closing. As the buyer, you should make sure to bring a binder for homeowner's insurance (document proving you have adequate homeowner's insurance), a paid receipt for the first year's premium and a certified or cashier's check for your down payment and closing costs. Before the closing begins, review your mortgage, mortgage note and settlement statement documents to ensure there are no errors or red flags. Remember to ask questions during the closing, as the closing officer is there to help.
After you've signed all documents and paid your closing costs and down payment, the closing is finished. Congratulations and enjoy your new home.

Chic holiday entertaining for less

Chic%20holiday%20entertaining%20for%20lessA beautiful holiday table can be the centerpiece of any celebration. However, many hostesses are discouraged by the idea and potential cost of fancy linens, expensive serving ware and a perfect centerpiece.

"A beautiful tablescape doesn't have to be costly," says Target Style Expert for Home and HGTV designer Sabrina Soto. "Layering in key holiday trends to your everyday pieces can be a cost-effective way to create a one-of-a-kind dinner table."

Soto, together with celebrity TV chef and Target culinary partner Giada De Laurentiis, offer the following tips for creating a festive, yet affordable holiday setting.

Set a beautiful foundation
Instead of feeling compelled to use traditional red and green hues, any color combination can be the basis for a festive table, says Soto. She favors soft, season-less colors for decorating with added touches of gold and silver, which work with any color scheme and interior aesthetic. You can use everyday dinnerware, but create a holiday feel by adding glamorous metallic chargers, chic beaded placemats or napkin rings.

Add elegance with a striking centerpiece
Centerpieces are the focal point of an elegant table but don't need to be expensive to be beautiful. A single silver or metallic accessory can increase the glam factor of your centerpiece or try clustering several accessories for a sparkling effect. Polish up grandma's old silver vases or purchase some inexpensive mercury glass items such as hurricane or votive candle holders - the season's hottest trend.

A crystal vase for the centerpiece can elevate the table's elegance quotient. Fresh flowers can be pricey during the holidays; Soto suggests filling the vase with small glass ornaments. Mixing mirrored ornaments with fresh pine cones or seasonal fruit can make for a festive yet sophisticated decorative piece.

Plan a stress-free menu
A beautiful table sets the stage for an evening of delicious food and warm conversation. Plan ahead and prepare most of the food in advance, rather than trying to cook everything at once. You'll feel less stressed and will be able to enjoy the party.

"Try to leave only one item for last minute prep - this brings everyone into the kitchen and sets the tone for a cozy, comfortable evening," says De Laurentiis. "I prepare most dishes in my Giada De Laurentiis ceramic bake ware because it can go directly from the oven to the table, and still look great."

To further simplify the menu, De Laurentiis suggests selecting foods that can be served at room temperature. Try a red pepper or basil cheese cake that can be made ahead of time, and will be fine sitting out before the party even begins. While foods like fish or shrimp are delicious, they are hard to keep fresh if you are serving food buffet-style.

By combining beautiful pieces that you love with classic elements, anyone can create an exquisite look for the holidays. For more holiday decorating ideas and affordable design that will add elegance to any table, visit Target.com/Christmas.

Big design ideas for small kitchen spaces

Big%20design%20ideas%20for%20small%20kitchen%20spacesBigger isn't always better in the real estate world, and what's more, it's not always possible. With more baby boomers downsizing from McMansions to smaller, more manageable houses, and a growing number of people opting to rent rather than buy, many families are looking for new ways to decorate, design and work with smaller spaces.
Kitchens sell homes, but this most-used room in the house hasn't escaped the "less is more" trend, either. Interior designers, decorators and home product makers are responding to the growing demand for practical, beautiful options that make sense in smaller kitchens.
If you're looking to make a big impact in a small kitchen, here are a few ideas to get you started:
Work the walls - You may love your cozy kitchen, but that doesn't mean you want to make it look or feel any smaller than it already is. Lighter wall colors can help a little kitchen feel more open and airy. One winning decorating technique for small kitchens is to paint the majority of the wall space in a light neutral tone, like a pale cream or taupe and then add a pop of brighter or darker color to one accent wall or area. You can edge up the excitement of this technique by using a mural for kitchens on the accent wall, rather than just a different paint color. andnbsp;Have an oddly shaped niche in your kitchen? You can turn that problematic space into a design statement with custom, repositionable wallpaper andnbsp;that can be custom-sized and custom-colored to fit your specifications. This unique product can be adhered and re-ahered hundreds of times so you can take it with you to your next house if you choose.
Big%20design%20ideas%20for%20small%20kitchen%20spacesSmart-size your appliances - Sure that 30-cubic-foot stainless steel refrigerator is beautiful in the showroom, but how much will you love it when you can't fully open the door in your small kitchen? Refrigerators come in several sizes, so you should be able to find one that will fit your space. The same is true for stoves, microwaves and dishwashers. Choosing appliances that make size-sense for the space you have not only improves the livability of your petite kitchen, it can improve your efficiency as well.andnbsp;
Get creative with storage - One of the biggest challenges of a small kitchen is finding space for everything from pots and pans to flatware, dishes and foodstuffs. Small spaces call for storage creativity. Whether you hang some pots and pans overhead, replace traditional cabinet shelves with pullout drawers or use special racks to store plates vertically, you can find plenty of creative small-kitchen storage solutions.
Liven things up with light - Often, a small kitchen will have just one window - or no window at all. Yet light is an important way to make a tight space feel more expansive and inviting. Task lighting is essential for work areas in small spaces. Pendant lights can create ambiance and provide practical illumination without sacrificing any wall space. And if you crave natural light for your windowless kitchen, consider installing a skylight. Tubular skylights can bring sunlight into your ground-floor kitchen even if there's a second floor above it.
Small kitchens are here to stay, whether as part of the trend toward smaller, more efficient homes or the reality of rental unit life. With some decorating creativity and practical design tactics, you can ensure your small kitchen yields large benefits - both in terms of enjoyment and resale value.

Six factors to consider before installing a gas fireplace

A gas fireplace can add ambiance and warmth to any room, and with the cold weather, you might be dreaming of adding one in your home. Because purchasing a fireplace is not something we do every day, there are some important things to consider.

If you have lots of questions, you're not alone. It's smart to do your research and get advice from the pros. Joel Ginsberg, retail manager and fireplace expert for Fireside Hearth and Home, offers some important considerations so you get the right gas fireplace for your home.

Are you adding a new gas fireplace or converting an existing masonry wood-burning fireplace?

Many people choose gas fireplaces for the convenience. You can heat your home and enjoy beautiful ambiance by simply touching a remote control or wall switch. Whether you're starting new, or want to replace an old fireplace from the 70s or 80s, there are plenty of affordable options.

Already have a wood-burning fireplace? Consider transforming it with a cleaner and more efficient gas fireplace insert that fits directly into the existing opening. As part of the installation, two liners are installed inside the chimney; one expels the fire's combustion exhaust and byproducts outside the home, the other draws in outside air for combustion. This guarantees no room air is used for combustion which stops heat loss and protects the indoor air quality of your home. You get the benefits of gas without having to replace the entire fireplace.

What style fireplace fits your home?

The sky is the limit when it comes to fireplace design. Whether you prefer the traditional stone fireplace designs or you favor sleek modern styles, there's bound to be something to complement your home's interior design.

The look of the fire itself comes with many style options. Traditionalists prefer realistic manufactured logs with burning embers. However, if your design style leans toward contemporary, you might like options like the Cosmo 32, manufactured by Heat and Glo. These styles are inspired by European designs that have features like linear flames that flicker in unison, unique materials like black onyx, and panoramic viewing angles of the fire. Placement is also being redefined, as modern style fireplaces are often positioned at a higher level, evoking a living piece of fine art. To find out which style is best for you visit www.fireplaces.com.

What are your heating efficiency requirements?

Did you know a gas fireplace or fireplace insert can help reduce your heating costs? Similar to the premise of a hybrid car, you can turn down your home's thermostat and Zone Heat the rooms you use most with an efficient gas fireplace. This cuts down on the amount of fuel consumed by your furnace and can help to reduce home heating bills by 20 to 40 percent, according to the Hearth, Patio and Barbecue Association.

Do you want a vented or vent-free gas fireplace?

Depending on the manufacturer and model, gas fireplaces can be vented or unvented. Direct vented gas fireplaces have sealed combustion systems that protect indoor air quality by drawing outside air for the fire and expelling 100 percent of combustion exhaust and by-products outside the home, resulting in a safe, beautiful fire. In contrast, unvented (a.k.a. vent-free or vent-less) fireplaces lack sealed combustion or venting systems, drawing indoor air and oxygen for the fire, while expelling exhaust and byproducts, like carbon monoxide, nitrogen dioxide and moisture, into the home. While unvented units are legal in many areas of the country, some hearth manufacturers, remodelers and hearth retailers will not sell them due to safety and moisture/condensation issues.

What is your budget?

"For the most part, when people enter the store, they assume it will be expensive to purchase and install a gas fireplace or fireplace insert. Most people are pleasantly surprised at how inexpensive it can be," comments Ginsberg.

He says the average price of a gas fireplace including installation is $4,400. For those interested in a gas fireplace insert, the cost can be as little as $2,900 installed.

What is the return on investment?

These days, homeowners want to make sure the money they put into their home adds value. There is good news: Homebuyers consider fireplaces one of the top three desired home features, according to Remodeling Magazine. Also, according to the Residential Cost Handbook, a gas fireplace can add an average of $5,900 to the value of a home. Therefore when it comes time to sell, homes with gas fireplaces have an advantage.

As we head into the cold winter months, it is natural to want to warm up by a fire. Given the potential of increased efficiencies, zone heating to reduce utility bills and hours of ambiance and enjoyment, installing a gas fireplace has a multitude of benefits.

Upgraded decking materials offer enduring quality and beauty

Upgraded%20decking%20materials%20offer%20enduring%20quality%20and%20beautyTackling your home improvement list this summer likely includes doing some work on your outdoor spaces.andnbsp; If replacing or updating a deck is your focus, it's wise to look into new products that help ensure your efforts will be enjoyed for many seasons to come.

Eighty-three percent of people say low-maintenance qualities are important when considering outdoor home improvement projects, according to a Trex Company survey. Durable, hassle-free composite decks are more popular than ever among time-challenged homeowners because of their low-maintenance qualities. You might not know, however, that composite materials have evolved significantly since their introduction almost two decades ago.

"The newest generation of composite decking offers a superior combination of beauty and performance due to significant advances made in fade and stain resistance," says Adam Zambanini, vice president of marketing for Trex, the inventor and leading brand of the composite decking category. "Today's composites look 'like new' for much longer - making them the perfect upgrade for both wood deck owners and homeowners who love their existing composite decks."

Following are four key attributes to look for when purchasing composite decking:

* Superior durability - Spilled food, dropped grill tools and wet planter pots are no match for newer composites like the high-performance Trex Transcend collection.andnbsp; Transcend offers an unprecedented combination of fade, stain and mold resistance thanks to its exclusive protective shell and high-traffic formulation.andnbsp; Regardless of harsh weather conditions or daily wear and tear, Transcend also will not rot, warp or scratch. andnbsp;

* Realistic colors and textures - With high-definition wood grain patterns and rich, saturated colors inspired by the outdoors, today's composites look more natural than ever before and boast a vibrancy that remains unchanged for years.andnbsp; Color options range from deep earth tones to warm umbers, spicy reds and pristine greys - while some boards offer the distinct streaked look of tropical hardwoods and others provide an appearance with less color variation.andnbsp; When combined with a modular composite railing system that provides similar high performance and long-lasting beauty, composite decking offers endless mix-and-match options for incredible design flexibility to suit the style of any home.

* Ultra-low maintenance - The newest composites retain their beauty for decades with minimal upkeep, meaning you'll spend more time enjoying - rather than maintaining - your deck this summer and for years to come.andnbsp; In fact, you never need to worry about sanding, staining or painting - just do a simple soap and water cleaning twice a year.andnbsp; Since spills, splashes and other mishaps are inevitable, it's extremely important to select a composite that guarantees no-fade color - so that your decking remains looking the same for decades as it did on the day it was installed.

* Strong warranties - Lengthy warranties on next generation composites guarantee enduring good looks and offer additional peace-of-mind. In fact, Trex Transcend decking is backed by a 25-year Limited Fade and Stain Warranty, which is unprecedented in the industry and adds another layer of protection to Transcend's standard 25-year warranty - resulting in the ultimate assurance of lasting beauty.andnbsp; andnbsp;

"Today's composite decking is proof that sometimes the best can get even better," says Zambanini. "It combines unprecedented performance and aesthetics - taking the outdoor living experience to a whole new level for homeowners."

Think of lighting as art for your home

Think%20of%20lighting%20as%20art%20for%20your%20homeLighting is possibly the most powerful tool you have when it comes to interior design. It does not make sense to invest in beautiful furniture, rugs, paintings and accessories if they are in the dark. The perfect light fixture not only illuminates a space - it is also a beautiful, decorative design element.andnbsp;
"When looking for a light fixture, think of yourself as a curator looking for a perfect piece of art," says interior designer Laurie Smith, known for her role as a featured designer on the hit television show Trading Spaces (2000-2008). Smith says, "Like art, a fabulous fixture can make a strong design statement, as well as provide illumination for your space."
Often consumers do not realize the difference updated lighting can make in their homes. Smith suggests finding one special piece and building a room around it. "In design school, we learned that lighting is the most exciting and mysterious medium in design. Lighting is sculptural; it's textural, it's exciting," she says.
"There are so many varying styles and designs in lighting today that the possibilities are endless. Different materials and shapes are just part of what goes into determining that perfect fixture," says Smith. "For instance, do you want the shape of your piece to contrast with your room's schematic or coordinate with it? Taking a traditional fixture and placing it into a modern setting creates interest through contrast, while taking a sleek modern fixture and putting it into a traditional setting infuses new vitality and a sophisticated accent."
With so many choices on the market, the task of selecting a light fixture can be difficult and overwhelming for many homeowners. It's just a matter of developing a plan or one idea. To help consumers get started, Smith talks about the importance of lighting to interior design in a new video series. Each minute-long video, created by the American Lighting Association, focuses on a different aspect of lighting and ways to incorporate it into every homeowner's design plan.
Videos in the series include:
* Choosing the Right Lighting Fixture
* Find an Object of Inspiration
* The Impact of a Single Lamp
* Lighting Fixtures as Art
The videos can be viewed on the ALA website at www.AmericanLightingAssoc.com.
Whether looking for one fixture or a complete lighting design plan, a great place to start is at an ALA-member lighting retail showroom. There you will find professionally trained staff to help you select the perfect light for your space. To find a local ALA showroom, call 800-605-4448 or go to www.AmericanLightingAssoc.com.

Get your outdoor space in tip-top shape

Get%20your%20outdoor%20space%20in%20tip-top%20shape Spring has been knocking at the door all winter long. With record-low snow falls behind us and a forecast of more unseasonably-mild days ahead, why not take advantage of the temperate weather and get a jump on your outdoor spring cleaning now?

Here's a list of to-dos guaranteed to get your outdoor space in tip-top shape so you can enjoy the even warmer weather ahead:

* Make your house sparkle. Mildew growth is inevitable when a winter is warm and moist. To stop mold in its tracks and brighten up the exterior of your home, try using a cleaner specifically formulated for outdoor cleaning. The best part is you can do it yourself without hiring a professional or renting a power washer, which is a huge cost saver.

JOMAX House Cleaner and Mildew Killer is a great option. It is easy to apply and is guaranteed to kill mold and mildew and remove tough stains and stubborn dirt without scrubbing or power washing. Plus it's safe for use around plants and shrubs. Or for quick and easy routine cleaning, try JOMAX House Wash. Just hook it up to a garden hose, spray, wait five to 10 minutes for dirt and stains to loosen and rinse off.

* Clean your way to a dream deck. Whether you're hosting a barbecue or just enjoying your morning coffee, the deck is a place of solace. After weathering the winter storms, it could probably use a facelift. Start by thoroughly cleaning the surface to remove any debris or mold with a deck cleaner, like Wolman Deck and Fence Brightener Wood Cleaner and Coating Prep. It can be used on all types of wood and will loosen dirt and discolorations in just 10 minutes.

After cleaning, you may want to restore, beautify and protect the wood by applying a deck finish. Wolman DuraStain is available in 22 of today's most on-trend solid and semi-transparent colors, so you're sure to find a finish that complements that new furniture set. You can roll, brush, or spray it on the surface for easy application. Not only will it make your deck look brand new, it will provide protection against water damage and fading caused by the sun.

* The gateway to your haven. Sidewalks and steps are the first things guests see when they visit your home, yet most homeowners neglect them. That's because most people assume the only option for aging concrete is replacement. Fortunately, there are products that can make your concrete look new again, without spending a fortune, like Rust-Oleum Semi-Transparent Concrete Stain. It comes in a kit with all the tools needed to complete the project and is offered in seven of today's most popular concrete colors. A tint base kit is available if you prefer a custom color.

What's more: applying it is easy, even if you're an inexperienced do-it-yourselfer. First, clean the area by sweeping and hosing off the surface. Next, spray or brush on the stain and let it dry over night before walking on it. And voila, it's really that simple. Your revived concrete will be sure to wow your guests. Preparing for the perfect summer barbecue gathering

Preparing%20for%20the%20perfect%20summer%20barbecue%20gatheringGathering with family and friends in the summer helps to create enjoyable memories of afternoons and evenings spent with delicious grilled foods, fun games and good socializing.
Organizing these gatherings isn't difficult, and with a little practice, you'll be known by your family, friends and neighbors as an expert, both in organizing an excellent outdoor gathering, and in your grilling techniques.
To spice up your barbecue menu and make the gathering one to remember, Chef Aaron McCargo Jr., host of Big Daddy's House on the Food Network, has some planning and grilling tips to share.
"Summer barbecues should be fun, flavorful and carefree. andnbsp;And, it all starts with a flavorful menu," McCargo Jr. says. "This is the perfect time of year to experiment with flavor combinations when planning your menu. From seasonal fruits and vegetables to marinades and sauces, there are many different ways to combine flavors that best represent the mood or theme of your celebration."
* Prep your food perfectly. Marinate your meat in Glad(R) freezer bags overnight or several hours before to lock in the delicious flavors you're going to be serving.
* Gather together some useful, but often forgotten materials that will make life a little easier during your event, like weights or clips, markers and stickers. The table weights are to keep the table cloth down - old unused keys pinned on the corners work well. Markers are so everyone can write their names on their cups for reusing. For a fun twist, encourage people to make up a name, and then guess whose cup belongs to whom. Finally, put stickers on the underside of a couple of plates and mix up the pile. Hand out a door prize to the people who end up using the stickered plates.
* Games are also very important, and have a variety on hand for kids and adults alike. Family Dollar offers a fun selection of prizes and activities for everyone, in every age group - without breaking your barbecue budget. Create your own kickball field, or establish a smaller bean bag toss game to encourage a little friendly competition. Another activity perfect for kids is sidewalk art.
* When grilling, turn meat only once. For steaks, turn the meat when the juices start to bubble on the top. The clearer the juice, the more well-done the meat.
* Apply sauces containing honey, brown sugar or molasses during the last 10 minutes of grilling to prevent the sauces from burning.
* Keep a spray bottle handy so you can calm down grill flare-ups, which could blacken the food.
* Clean up throughout the gathering, both to make the process easier when everyone's ready to go home after dark, and also to help keep the insects away. Check out Family Dollar for the best value on basic cleaning supplies, such as trash bags, disinfecting wipes, and Scott(R) Brand Paper Towels.

How cheese can take your grilling from average to amazing

%20take%20your%20grilling%20from%20average%20to%20amazing The sun is shining and the smell of charcoal is in the air - it's officially grilling season. Eighty-five percent of consumers will take to the tongs for some outdoor grilling this summer, according to the Hearth, Patio and Barbecue Association. So what's on the menu?
The California Milk Advisory Board (CMAB) has developed a host of smokin' tips and juicy recipes that will make you say "cheese please" at your next backyard feast.
Savor the real California Cheese flavorandnbsp;
Did you know certain varieties of cheese can be grilled alone for a tasty treat? For optimal grilling results, avoid having the cheese on direct heat or for the grill to be too hot. Wrap the cheese in edible leaves that have been soaked in liquid (fruit juice, olive oil, wine) or put in a ramekin and place over indirect flames and on the cooler parts of the grill. If the temperature is too hot, the moisture from the cheese will evaporate, leaving you with a grainy texture.
Different textures of Real California Cheeses will respond differently to the dry heat of a grill. For example:
* Soft/fresh and semi-soft/mold-ripened - A category of cheeses that are typically creamy in texture, such as Brie, Ricotta and Mascarpone, are best contained in a ramekin or wrapped up in an edible leaf.andnbsp;
* Semi-hard /cooking, melting - These include cheeses such as Monterey Jack and Cheddar and are best incorporated into a dish, in or on a burger.andnbsp;
* Hard/grating - Generally describes any cheese aged sufficiently to become firm enough to grate, such as Dry Jack and several Hispanic-style cheeses, such as Cotija Anejo and Enchilado, which are dry, crumble easily and are used as a grating cheese in many Mexican dishes. These cheeses should only be used as an ingredient.andnbsp;
* Blue - Best incorporated into a dish, in or on a burger.
Avoid the burn
To check if the cheese is done and warmed through, it should have a pillowy or supple texture depending on the type of cheese. Higher moisture cheeses will be softer and firmer cheeses will have a more supple texture. Cook 10 to 15 minutes depending on cheese variety, size and how hot your grill is.
Perfectly grilled meals using real California Cheese
The grill isn't only for preparing burgers, chicken and fish. Expand your grilling horizons and next time you are firing up the barbecue try:
1. Pizza - Prepare dough and grill both sides until toasted but not entirely cooked - take off of grill and build your own pizza from a buffet of Real California Cheeses and other favorite pizza toppings.
2. Quesadillas - Make quesadillas on the grill using large tortillas and your favorite Real California Queso. Place shredded Queso on half the tortilla and fold. You can add anything from chicken and salsa to grilled vegetables.

Three things to consider before purchasing your first home

Buying%20a%20home%20is%20one%20of%20life%27s%20major%20milestones.Buying your first home will likely be one of the most exciting and scary times of your life. Beyond the basic considerations - location, number of bathrooms, ranch style vs. multilevel - there are a number of important financial factors to determine before deciding which house is right for you.
1. Determine how a home purchase will affect your current lifestyle. andnbsp;In addition to the overall expense of the home, it is important to consider how long you plan to stay in the home, as well as your overall debt, both on credit cards and other loans. andnbsp;According to Investopedia.com, affordability should be the No. 1 thing you look for in a home, but you also need to be stable enough to know you are going to want to live in the home you pick for at least 10 years. If not, you could get stuck in a home you can't afford in a city you're ready to leave. andnbsp;
Not surprisingly, location not only affects affordability, but also potential resale value. Amy Hoak of MarketWatch states, "Homes located within walking distance of amenities such as schools, parks and shopping aren't only more convenient for their owners, often they're also worth more than homes in neighborhoods where driving is the rule." andnbsp;Consider your lifestyle when you choose a location. Spending more to live within strolling distance of your favorite shops and restaurants is only valuable if you'll take advantage of that proximity. BankRate.com offers a handy tool to help predict your monthly mortgage payments in different communities. andnbsp;
2. Consider your options for purchasing a home. andnbsp;Building a new home gives you greater control over style and finishes, though your move-in date will depend on the construction schedule. Newer existing homes will likely require fewer updates than an older home, but may be priced at a premium. If you are shopping for a starter home, consider your plans for the future. A smaller house may require less home maintenance and upkeep, but if you are looking for a larger long term investment and a place to grow and raise a family, opting for more space from the get-go may make the most sense.
3. Whatever the condition or age of the home you purchase, there's always the chance you'll want to make some changes, such as renovating a bathroom or upgrading your kitchen, or remodeling parts of the home to accommodate an expanding family. Try to anticipate and factor these costs into your total budget before purchasing a home. When it's time for these changes, will you be ready financially?
According to Consumer Reports, kitchen and bathrooms are at the top of homeowner's wish lists in terms of rooms that need work. Luckily, updating the kitchen or bathroom to reflect your personal style doesn't have to be an expensive task. Replacing your plumbing fixtures and finishes can dramatically transform the space. No matter if your design preference is modern or contemporary, Delta Faucet offers a wide range of styles and designs at various price points to meet your needs. For instance, the Linden kitchen and bath collection, in the Venetian Bronze finish, offers a striking combination of transitional style and old-world charm. andnbsp;Carry that look throughout the space with coordinating accessories and a fresh coat of paint for an affordable room makeover.
Buying a home is one of life's major milestones. If you are just starting the house hunting process, consider starting your search online at sites such as Zillow, Houzz, and Pinterest to get a feel for the homes and decor styles that appeal to you most. In addition to finding styles you like, this research will also help you find potential options within your price range. Remember, before making any purchases, consider your total budget and make sure you're prepared for not just the mortgage, but also any necessary improvements.

Avoiding five mistakes that even good homeowners make

Avoiding%20five%20mistakesHave you ever accidentally left a candle burning unattended? Or left home without turning on the security system? You probably made a mental note to yourself to not do it again, but otherwise didn't think much about it.andnbsp;
But next time, you might not get so lucky. A simple "uh oh" could lead to thousands of dollars in damage to your home.andnbsp;
"We recommend homeowners adopt a mindset of thinking about the consequences of things, of what could go wrong," says Dr. Tim Reinhold, senior vice president of research and chief engineer for the Insurance Institute for Business and Home Safety.
Here are five tips to avoid common homeowner mistakes:andnbsp;
Tip 1: Clean out the filter on your clothes dryer
Why? Fire. Those wads of lint that get caught in your dryer's filter can pose a major fire hazard. The U.S. Consumer Product Safety Commission estimates that dryers cause more than 15,000 fires a year.
Your strategy: Be sure to completely empty the lint trap every time you use your dryer. Also, make sure your dryer ducts are metal, since they're less likely to sag and allow lint to build up.andnbsp;
Tip 2: Trim tree branches that hang close to your homeandnbsp;
Why? Roof or other property damage. A storm or high winds could sweep through your neighborhood and knock those branches onto your roof, causing serious damage.andnbsp;
Your strategy: Consult an arborist or tree surgeon about any trees in your yard that might present a hazard.andnbsp;
Tip 3: Don't put cardboard boxes from recent big-ticket purchases out on the curb with the garbage
Why? Theft. By placing boxes in a visible location, you're sending a signal to burglars that you have valuable items in your home.
Your strategy: Cut boxes up and put them into the garbage or recycling bin.
Tip 4: Make your house look occupied when you're on vacation
Why? Theft. An empty home can be an easy target for thieves.
Avoiding%20five%20mistakesYour strategy. Have your mail and newspaper deliveries suspended or have a trusted neighbor retrieve and safeguard them until your return. "Not only do piles of mail signal that a house is vacant, but thieves can sift through letters to steal your identity," says Joe Vahey, vice president at Erie Insurance. andnbsp;"You also may want to arrange for someone to maintain your lawn if you'll be gone for more than a few days, and consider installing central alarms, motion detectors, or timed lights that will illuminate the area around your house at night."
Tip 5. Check appliance water hoses
Why: Water damage. Hoses for washers and refrigerators wear out and need to be replaced before they spring a leak. The water supply line to the icemaker can also be a water leak waiting to happen.
Your strategy: Replace washing machine hoses every five years. If you see the plastic line along the back of the refrigerator becoming discolored (yellow or brown), have an appliance repair expert check it out.
Despite your best efforts to properly maintain and protect your home, accidents and mishaps still happen, which is why it's also important to know what your homeowners insurance does, and doesn't, cover. For example, no homeowners insurance will cover flood damage from natural disasters, so you may want to seek federal flood insurance if you live in an area prone to flooding. In addition, check to see if yours is a guaranteed replacement cost policy, which would pay to rebuild your home if it's severely damaged or destroyed. The coverage is rare, but some companies like Erie Insurance include it in their standard homeowners policies. For more information on homeowners insurance, visit www.erieinsurance.com/homeowners.

Professional grilling tips for the perfect backyard barbecue

grilling%20tips%20for%20the%20perfect%20backyard%20barbecueGrilling season has arrived. The unique flavors of sizzling meat on a hot grill are loved by Americans young and old. Whether you're an enthusiastic foodie or a simple family chef, it's time to get outside and perfect the art of the barbecue.

If you're new to grilling, it's easy to make some wrong turns. No one wants to end up with dried out chicken, burnt steak or flavorless ribs. When you're cooking, keep in mind a few tips from the pros from the WETSU BBQ Crew, a competitive barbecue team sponsored by Tree Top.

* Get to know your butcher. He can help you pick out the best cuts of meat for your intended use. For example, fat marbling is one of the most important things to look for when selecting a steak, but too much or too little can ruin the cut. Chicken and pork are leaner meat options. Be ready to answer questions about preparation and cooking, because this information will guide his or her suggestions.

* Think about spices. Once you have your meat, it's time to visit your spice rack. A harmonious blend of spices will bring out the natural flavor as it cooks on the grill. Some traditional grilling spices include paprika, salt, pepper and garlic, but more exotic spices like cayenne pepper and Cajun seasoning can be used too if you're feeling adventurous.

* Enhance your flavors. Barbecue pros around the country have a secret that takes their spice mixtures to the next level: fruit juice like Tree Top Apple Juice, made from 100 percent U.S.A. apples. Using juice, you can enhance the flavors of the spices and meat during the grilling process. Apple is a great juice option because the flavor pairs well with sweet, savory or hot spices. Tree Top Apple Juice can also be injected into the meat to keep it juicy and tender.

* Learn how to cook on a grill. When your meat is fully prepped, warm up the grill and get ready to cook. But before you start, keep in mind cooking on a grill is different than cooking on your stove or in your oven. Thin-cut meats cook better with direct heat like a charcoal or gas fire. Chicken, thinly-cut steak and pork chops will cook quickly and evenly. On a gas grill, use all the burners to ensure the heat is even throughout the grill, and grill with the hood down as much as possible. When turning meat, use a spatula or tongs. Don't poke it, because this allows juices to escape and can result in a tough, dry main dish.

These tips should help you get the perfect grilled foods; but remember: if at first you don't get it right, try again. With so many different steps and factors to consider, it takes practice to get the perfect succulent barbecue. Why not try this recipe for a tasty start to your grilling season? Your family and friends won't mind being the taste-testers, and with so many wonderful scents floating through the summer air, your neighbors might be knocking on your door, as well.
